Seller’s Market

Seller’s Market

Lucky for you, we are currently in a seller’s market and that means it’s a great time to sell your home! At Nathan Fitts & Team our exposure, targeted marketing, and resources will ensure your home sells as fast as the market will allow.  While some people think that you don’t need a licensed real estate agent on board to sell their home, we would ask you to consider these 5 questions before you attempt a For Sale By Owner.

What’s the value of your home?

The benefit of partnering with Nathan Fitts & Team is that we always have a handle on the market. We can help you determine a realistic listing price for your home based on the current market value taking into consideration your neighborhood and of course your household upgrades by completing a comparative market analysis.

Are you a professional photographer?

It’s true that in this day and age we all carry our cameras (i.e. phones) everywhere we go. While the latest Apple and Android brands can take stunning photos, there is a solid difference in the quality you receive when you have professional photos taken. Hiring a professional photographer will ensure that you have the correct lighting, angles, and 3D views to showcase your property and make it appealing to potential buyers.

Do you have memories everywhere?

Make your home as enticing as possible to potential buyers. It’s difficult for buyers to imagine themselves and their belongings in a home when all of your personal sentiments are still intact. While you may think it makes more sense to empty out your entire home, in fact staging your home will increase the likelihood of receiving an offer. Did you know we can provide staging services for our clients?

How versed are you in real estate law?

Disclosure laws are something most sellers don’t consider, but an experienced real estate agent can coach you on the best practices for disclosures on your home. You will also need to set the terms of your sale and we are happy to walk you through this process. Once offers come in on your home, it is critical to have an agent on your side to ensure you receive as close to or above the asking price as possible. We will review every offer and negotiate the terms with your best interest in mind.

Want to be a fly on the wall?

While it sure is tempting to lurk around while potential buyers are viewing your home, it’s really in your best interest to make yourself scarce. You want the buyers to feel comfortable to walk around freely, make comments, and get attached to the home so they ultimately make an offer. If you are nearby listening to their every word or trying to oversell your place, it could make the buyer feel uncomfortable and rush through the house which doesn’t benefit anyone.
